AUCTION: The real property will be presented for auction in a , audible auction, conducted by a licensed Auctioneer on Saturday, February 16, 2019 at 11:00am CST. The auction will be conducted on-site, at the home located 457 CR 295 in Gainesville, Texas. On-site registration will begin at 9:00am on the day of the auction. The property will sell "AS IS". It is the sole responsibility of a potential Buyer to inspect and research the property prior to the auction.

REAL ESTATE TERMS: A 10% Buyer's Premium will be added to the high bid attained at auction to constitute the total contract amount. The 10% Buyer's Premium will be paid the day of the auction when the contract is executed. The balance will be due at Closing, on or before, Friday, March 29, 2019 at 5:00pm CST. Buyer is responsible to attain his or her own funds prior to closing.

PERSONAL PROPERTY: Selling equipment, furniture, furnishings, artwork, collectibles and tack. Personal Property will sell in a  AUCTION that will not begin before 12:00 Noon or until the Auction of the Real Estate has concluded. Personal Property can be viewed beginning at 9am the day of the Auction, not before that date...NO EXCEPTIONS. The Personal Property WILL NOT be pre-prced or presented for purchase prior to the day of the Auction.

OWNER FIN-ANC-ING AVAILABLE: Seller is willing to present Owner Fina-ncing under certain conditions. Personal Approval by the Seller is REQUIRED PRIOR TO THE AUCTION. Call for details.
PERSONAL PROPERTY TERMS: All purchases must be PAID IN FULL on the day of the Auction. Cash, Cashier's Chck or Mony Order accepted. ONLINE BIDDING FOR REAL ESTATE ONLY: If you are unable to attend the  auction held at 457 CR can participate in real-time online bidding that will be available through PROXIBID beginning at 10:30am CST on the day of the auction. Pre-registration with is required.

AGENT INCENTIVE: Real Estate Agents are eligible to receive a 2% commission. Bring your Buyer and co-register the day of the auction. The Real Estate Agent of the successful Buyer will receive a 2% commission of the auction strike amount to be paid the day of Closing.

NOTICE: This property will not be pre-prced and will not be sold prior to the date of the Auction. Therefore, as a prospective Buyer, you are insured your chance to purchase this property on February 16th.
OPENING BIDS: Tract 1 will have an opening bid of $500,000 for the homes and barn on 155.5 acres and Tracts 2 through 11 will have opning bids of $2500/acre. There are no pre-established opening bids for the Personal Property.
